EXT.  COUNTRY CREEK COMMONS – FRIGID WINTER DAY

In the wealthy Detroit suburb of Oakland Township, a Mid-America “Available” sign looms large in front of a Kroger anchored Shopping Center.

DISSOLVE TO: DOOR TO THE VACANT, FORMER BLOCKBUSTER VIDEO SPACE – 5,100 SF – DAY

ADAM, Greek-American Jew with a great head of slightly greying hair, boyish good looks and a bit of a belly due to a decade away from the gym

Adam approaches the vacant space.  He’s carrying his 10 year old pleather portfolio, a roll of window signs and a tape dispenser. He scrolls through the emails on his iPhone, looking for the message from the property manager with the new lockbox code. 

Adam

Here it is.
  
Adam slides his thumb toward the email….The Phone RINGS (Before Adam can open the email)

Adam

Come on!

Adam sends the call to voicemail and opens the email with the lockbox code.  He sets down everything in his hands and slides open the lockbox cover. 

Adam

This can’t be right

The lockbox code in the email is a three digit alphabetical code.  The lockbox itself has no letters, only numbers.  Adam calls the property manager.

Adam

Hi Pat, it’s Adam.

Great, how are you?

Can you do me a quick favor and double check the new lockbox code you gave me?

Got it!

No worries.  See you next week for our update meeting

 

Adam types in the numerical code, opens the box and grabs the key.  He tries to open the door but the lock is frozen (So are his hands).

Adam

Really?

Adam pushes and pulls on the door hard as he tries to turn the key and it starts to break loose.  The door finally opens.

Adam

Nice

Adam turns on his iPhone flashlight and walks to the back of the space to find the breaker panel.  He gets to the utility room and none of the breakers are labeled.

 

THE UTILITY ROOM

Adam

I’ll just turn them all on

FRONT OF THE SPACE

Adam goes back to the front of the space and hangs window signs while he’s waiting for the prospect to show up.

Adam

A little crooked.  Oh well

Adam waits…..and waits…it’s 30 minutes past the scheduled showing so Adam calls the prospect

Adam

Hi Jim, It’s Adam Goodman from Mid-America

Great thanks, and you?

Great

Just making sure you didn’t forget about our showing this morning

No, it’s today, not tomorrow

 I usually do confirm but since we made the appointment yesterday…

No worries, I Understand.  I’ll see you tomorrow morning
