The Metro Milwaukee area continues, as it has in recent years, to experience a great deal of ground-up development along with innovative redevelopment of Class A shopping centers. Here are some of the project highlights transpiring in our booming city...
Oak Creek, WI
Drexel Town Square is a unique blend of national retailers and downtown “Main Street” shops and restaurants. The development incorporates over 30,000 square feet of street level retail space slated to open this summer and also features several outlots situated along Drexel Avenue and Howell Avenue. These outlots are now home to Panda Express, Chick-fil-A, PetSmart, Water Street Brewery and US Bank. Phase 1 kicked off in August 2015 with the opening of Meijer. This development also includes Oak Creek City Hall, Public Library, Marriott Towne Place Suites, Froedtert Medical College and 600+ luxury apartments.
The most exciting news for us “up north” folks is Ikea’s interest in locating along I-94 in Oak Creek. This will be Wisconsin’s first store. They are currently working through city approvals.
The Shops of Grand Avenue was purchased at the end of last year by a Milwaukee based group and Minneapolis developer. There are extensive redevelopment plans that incorporate a 30,000 square foot grocery store and two floors of the mall will be converted to attract corporate office users.
The Third Ward, located to the south of downtown, welcomed Wisconsin’s first Kimpton Journeyman Hotel in July and Milwaukee’s first Fresh Thyme Farmers Market opened on the northern end of downtown earlier this summer.
Brookfield Square continues to add new retailers with expansion along the exterior of the mall. Jason’s Deli, Mooyah and Blackfinn Ameripub had successful openings earlier this year and Chick-fil-A will be developing in the near future on an outlot fronting Moorland Road.
Traveling west along Bluemound you will find The Corridor, Calhoun Crossings and The Corners.
The Corridor is a 66 acre, mixed-used development featuring retail, office, medical and hospitality. The retail portion is anchored by Dick’s Sporting Goods, opening this month, and Wisconsin’s first Portillo’s that opened in July. Two mid box opportunities and a restaurant pad remain available.
Calhoun Crossings located across the street is HSA’s redevelopment and includes Fresh Thyme Farmers Market, Total Wine, DSW and Men’s Warehouse.
The Corners anchoring the west end of Bluemound Road is a new 400,000 square foot lifestyle center anchored by Von Maur and has a number of first to market retailers; LL Bean and Arhaus as well as Anthropologie, lululemon, Paper Source, Twigs and Sendik’s Food Market. The Grand Opening is April 2017.
Meijer opened their 6th store in two years in southeastern Wisconsin on August 2nd. The development is located off Highway 164 and Sunset Drive and includes outlots that are now available.
Shoppes at Fox River is a 500,000 square foot power center that is currently undergoing Phase IV construction. Five Below opened this summer and Ross is opening this fall. This phase also includes two new small shop buildings anchored by Panera Bread. Target, TJ Maxx, Petco, Pick N Save and Hobby Lobby anchor the first two phases of the development that also includes 30,000 square feet of additional small shop retail.
Mayfair Mall has expanded to include The Container Store and a full line Nordstrom’s in the Fall of 2015.
Mayfair Collections is located just north of Mayfair Mall along Interstate 45. The 69-acre development features Nordstrom Rack, Sak’s Off 5th, Dick’s Sporting Goods, DSW and Corner Bakery. This regional center continues to expand with the recent addition of Whole Foods, Home Goods and a handful of locally established restaurants. 1,000 luxury apartments and Homewood Suites Hotel are also a part of this dynamic development. Due to the success of this retail destination, a mixed-use and retail development is proposed to the immediate south of Mayfair Collections.
84 South is situated directly off of I-894 and Layton Avenue and consists of a 42-acre mixed use development anchored by Steinhafels and Fresh Thyme Farmers Market. The development will feature approximately 265,000 square feet of mid-box retail space and outparcels for restaurants and small shop retailers. Opening is anticipated for summer 2017.
