General Manager
Las Vegas Location

This description of duties and responsibilities apply to the shopping center located in Las Vegas, Nevada.

Purpose:  Responsible for the on-going operation and management of the building.  Principal representative of the company on the property.

Principal Relationships:  Reports to Principal, ___________________.  Supervises Administrative Assistant, Building Engineer, security contractors and additional maintenance contracts.  Works closely with leasing staff and accounting personnel.

Job Description:   The Asset Manager is responsible for the effective day-to-day management of the shopping center through the implementation of corporate policy and procedures on operation and management of the physical asset.  The Asset Manager is also responsible for the cultivation and utilization of resources necessary for the effective day-to-day administration.

The Asset Manager is greatly involved in coordinating and implementing the functions of on site marketing, maintenance and security at the properties he/she manages.  This person is the liaison between the local government and professional organizations and the Corporate Office.

ACCOUNTABILITY/RESPONSIBILITY

  • Read and understand all leases at the property.
  • Develop and maintain operating yearly management plans for the property.
  • Budgeting for operational, corporate and capital expenditures.
  • Invoice approval and expense control.
  • Contracting for all operational services, capital jobs and tenant improvement jobs.
  • Development of building standards and unit prices, if applicable.
  • Coordination of maintenance/service requests.
  • Inspections of the property daily.
  • Day-to-day management functions of the property including contact and correspondence with owner, tenants, contractors, etc.
  • Tenant Relations.
  • Rent collection and default enforcement, if necessary.
  • Assistance in negotiation of leases and lease renewals, as may be requested.
  • Coordinate leasing of temporary tenant spaces.
  • Assistance in leasing of vacant space in building, as directed by the Manager of Commercial Leasing.
  • Supervision of space planner and contractors, if applicable.
  • Assistance in coordinating with leasing staff the expansion of existing tenants.
  • Accurate and timely submission of all reports.
  • Representative of company in the community.
  • Employee hiring, firing and supervision appraisals, reviews under direction of the corporate office.
  • To work with corporate staff and departments specializing in various aspects of retail management.
  • Requests for assistance are made through the Corporate Office.  Any new on-site staff that is needed should be requested through your direct supervisor.
  • The Asset Manager should become familiar with the investment structure of their particular property and understand its financial obligations and structure.
